Building a Sales Orientated Team - Self Storage Industry
- Lead by example—answer the phone, take care of the walk in customer and get the sale—over come the
objection with solutions- share results with team.
- Evaluate - often set myself up in the office and let staff know I need some time to do emails—let myself blend in and
evaluate interaction with customers. After transaction is complete, I will review and make suggestions on how to get the sale.
- Role play training for meetings — meet managers or assistants at a facility and do role play—“Show and Tell”- build value and
pass info on to customers before price. Assistants love the attention.
- Focus on the basics - listening to the customer and provide solutions.
- Make light of scripts and instead show them how to use the tool provided.
- Audits are actually used as a training tool to identify issues and coach for improvement.
- Visit comps with manager to id strengths/weaknesses of comps to id selling opportunities.
- Heavy emphasis on phone and mystery shops including praise, write ups, terminations and areas of opportunities.
- Constant communication to the team with emails, flash reports, to drive competitive spirit.
- Praise those who do well –let the group know of someone’s accomplishments.
- Keep them focused on the rentals and performance vs. LY and budget.
